City P&Z Commission OKs site plan

The City of Benson's Planning and Zoning Commission approved a site plan for retail shops at 4th Street and Prickly Pear, in front of Wal-Mart, during last Tuesday's meeting.

Paul Klink and Dawn Whitley of Terra Partners, LLC, are responsible for the project, which was originally approved at the May 1 meeting.


At that time, Filiberto's Restaurant was prepared to put a full-service restaurant at the location with a drive through.

However, Filiberto's backed out of the proposal. That forced Terra Partners to re-evaluate and revamp the site plan, which they resubmitted at last week's meeting. The drive-through was eliminated and the new plan had 800 additional square feet, more parking spaces and a sideload for garbage.

Whitley said the plan is for a 7,000 square-foot building, and she said they had a couple of tenants already interested.

While certain aspects of the project have been altered, neither infrastructure, drainage, access points, setbacks nor landscaping have changed from the originally-approved plan.

"The property will not be a part of WalMart," Klink said. "It's being purchased from Wal-Mart."

Whitley said Terra Partners is hoping to get construction started in the next two to three months. "We want to get some mom and pops," Whitley said. "We want to keep Benson's local flavor there."

In other business, the Planning and Zoning Commission discussed the process of updating the fees assessed by their department, but no change or update was approved.

The commission's recommendations must be approved by the Benson City Council.
